Three public hearings headed for Planning Commission

West Hollywood Planning Commission’s is set to hold a significant public hearing on Thursday, April 18, 2024, to consider three major proposals aimed at transforming the Sunset Boulevard landscape. These developments include a comprehensive mixed-use project, an extension request for a residential development, and a redesign of billboard signage in line with the city’s off-site signage policy.

Mixed-Use Development Proposal

Silver Creek Commercial Development, LLC, has proposed a substantial redevelopment of a 0.92-acre site located at 8850-8878 Sunset Boulevard and 1025-1029 N. Larrabee Street. The project envisions the demolition of existing commercial buildings to construct an eleven-story mixed-use building encompassing approximately 269,263 gross square feet. The proposed structure is expected to reach heights of up to 161 feet and include 232 underground parking spaces to accommodate both residents and visitors.

Commercial Component: The development aims to introduce 90 hotel guestrooms, complemented by a range of accessory facilities including meeting rooms, personal services, a fitness center, a restaurant, a bar/lounge, and an outdoor pool/spa with terrace. Additionally, the project plans to reintroduce the Viper Room nightclub and include retail spaces, aiming to enhance the commercial vibrancy of Sunset Boulevard.

Residential Component: The proposal includes 78 rental apartments, with 16 designated as affordable units, offering a blend of living options to meet diverse needs. Residents will have access to indoor amenity spaces and an outdoor pool with terrace, promoting a balanced lifestyle within the urban setting.

1048 N. Curson Avenue
Extension Request for Residential Development

Leonard Julian, LLC, represented by Lawrence Lazar, is seeking a second one-year extension for a subdivision entitlement for a project at 1048 N. Curson Avenue. This development, within the R3B zone, focuses on a three-story, five-unit residential building, previously approved by the city. The extension is crucial for advancing the project, reflecting ongoing efforts to address housing needs in the area.

8570 and 8590 Sunset Boulevard
Billboard Redesign Proposal

Marina Martos Dabel, on behalf of Kilroy Realty Corporation, proposes to modernize the signage along Sunset Boulevard. This includes the removal of existing on-site rooftop signs at 8570 and 8590 Sunset Boulevard, to be replaced by a new, two-sided traditional billboard that eschews internal illumination. This effort, subject to a Development Agreement, aligns with the Sunset Boulevard Off-Site Signage Policy and represents a strategic approach to enhancing the visual appeal of the corridor.

Public Hearing and Engagement

The upcoming public hearing provides a forum for community members to engage with these proposals. Set to take place in the Council Chambers at the West Hollywood Park Public Meeting Room, the commission seeks to foster transparent dialogue and gather public input on the projects’ impacts and benefits.
