A five-story rental complex is planned for the property 948 San Vicente Blvd. just south of the Sunset Strip in West Hollywood.
The modern edifice clad in beige and grey will feature 24 apartments. The units will range in size from one two three bedrooms, from 650 to 2,166 square feet.
The new complex will replace three smaller buildings.
A staff report from the Design Review Subcommittee reads: “From a massing perspective, a singular building block is set at the setback lines with box bays and private decks or balconies projecting even further into the setbacks as ‘allowable projections. Such projections in the front and rear yards create greater difficulty in establishing a meaningful tree canopy, however, if carefully coordinated with the parking footprint below grade and the landscape design on grade can work together efficiently and in full alignment with one another.”
Beautiful. We need more of these on every block so competition for tenants heats up and rents come down!

Will be interesting to read the analysis of the City Architect Ric Abramson the only individual with any sense about environmental aspects. It would help if there has been a link to Design Review findings. Also potential date for next hearing. Keeps folks up to date and interested.
In 2015 a project was approved with Amit Apel as the architect. It was by far superior and more suitable for the area than this recent design by Levin-Narrino Architects which is overly massive in appearance by the Empire Group. It would be good to know how this transition was accomplished.

No it certainly doesn’t. What’s with these lot line to lot line buildings in West Hollywood with little greenery? Planting new trees is one of the most effective ways to reduce atmospheric carbon dioxide (CO2) and limit global warming
Another ugly, cheap-looking building coming right up. I’m starting to wonder if all the greedy developers use the same second-rate architect.

Translation (reality) no tree canopy.
This developer’s concept of landscape design: a large fern providing canopy for a ladybug. Both the architect and developer show no consciousness or respect for people or the living environment only profitable ventures to provide housing. There is no balance, no aesthetic consideration even though they construct according to code and will vociferously defend every inch of it.
