Three L.A. Price Records. One Address. So This Is How the 1% Lives

File this under: So this is how the 1% lives, and just up the road. The luxury residential tower at 8420 Sunset Blvd. has relaunched with its last available units, and if you’ve got a spare $4.3 million sitting around, the Sun Rose Residences West Hollywood would like a word.

The Sun Rose Residences broke a city record for price per square foot in 2021. A $21.5 million penthouse sold in 2022. Another per-square-foot record followed in 2023 with a $14 million sale. This is apparently how the other half lives, and the other half lives well.

The final 12 residences include several three-bedroom Flats, four-bedroom Terrace Estate duplexes, and the last remaining three-bedroom Terrace Estate. The Flats feature floor-to-ceiling glass and large private terraces. The Terrace Estate duplexes run two levels with soaring ceilings and expansive outdoor space. The final Terrace Estate centers on an outdoor terrace with a spa and fire feature. Sliding glass doors open to city views. Getting to the pool requires no commute to speak of.

Part of a Bigger Shift

The Sun Rose Residences aren’t an outlier. The New York Post reported today that wealthy Angelenos are increasingly trading hilltop mansions for high-rise branded residences, drawn by lock-and-leave convenience, hotel-level service, and growing security concerns following the January 2025 wildfires. The Post named the Sun Rose as an early proof of concept for the model outside Beverly Hills, noting it rolled out 40 ultra-luxury condos starting in 2020. Nearby competitors now include the Aman-branded towers at One Beverly Hills, where entry starts at $20 million, and the Rosewood Residences in Beverly Hills, where nine of the 20 top condo sales in Los Angeles County last year closed there alone. Los Angeles now ranks third nationally in million-dollar condo listings, with roughly 1,700 actively on the market. Luxury condos here move in an average of 48 days, less than half the time of comparable listings in Miami or New York.

The Building and Its Neighbors

The development was designed by Ehrlich Yanai Rhee Chaney Architects with interiors by Martin Brudnizki Design Studio. The residential building connects to the Sun Rose Hotel next door at 8430 Sunset. Owners get access to Wolfgang Puck’s restaurants, wellness facilities, live music, and cultural events on the hotel side. Wolfgang Puck is, essentially, your neighbor.

The hotel opened in 2021 as the Pendry West Hollywood. It was built on the site where the House of Blues operated for more than two decades.  And if you go back even longer, it was home to one of the best places in the world for a Sunday brunch — Butterfields. The venue came down to make way for the Montage Hotels development. Last July the property dropped the Pendry name and became The Sun Rose West Hollywood. Grammy and Tony-nominated musician Adam Blackstone signed on as creative director. Puck’s rooftop restaurant Merois stayed put.

Amenities

The list is long, as you’d expect. Owners get 24-hour concierge and security, valet parking, rooftop pool, luxury fitness center, collective garden, designer lounge, wine-tasting room, and game room. The list goes on. It always does at this price point.

Pricing

The Flats start at $4.3 million. Terrace Estates and Terrace Estate duplexes are priced upon request. In real estate, that means brace yourself.
