West Hollywood’s Home Prices Plummet Compared to Neighboring Cities

The real estate bubble of West Hollywood’s home prices appears to have popped. According to Redfin prices of homes in the City of West Hollywood have slid 16.7% from last year. West Hollywood’s homes and condos are sitting on the market an average 113 days prior to being sold.

While the prices of WeHo’s real estate has declined over the past two years Beverly Hills and Santa Monica have seen price gains. The median West Hollywood home price as of July 2025 was 1.2 million.

West Hollywood has seen an large turnover of residents. In 2020 there were estimated 35,646 residents in WeHo, In 2025 it is estimated 33,484 residents. There has been a 6% decline in over West Hollywood residents over the past 5 years. When the City of West Hollywood was incorporated in 1984 it was estimated we had just shy of 35,000 residents.  Forty years into city hood and WeHo has had a negative population growth rate.

Anthony Vulin, owner of ‘the Collective Realty’ and former President of the Greater Los Angeles Realtors Association added:  “The condo market in West Hollywood has been struggling a bit the last two years.   Prices have come down a bit in most buildings. Many HOA’s (homeowner association) are finally dealing with the balcony repair law SB326 which seems to be very costly for HOA’s, plus deferred maintenance from the COVID years all causing HOA fees to rise and special assessments to be charged. When HOA fees go up a substantial amount if affects condo values.”

One Kings Road HOA President Scott Ables noticed that his homeowner association was being billed for 4 trash pick ups a week by Athens Services. WEHOonline broke the story and Ables was able to recover almost $6,000 to offset his claims.  We wrote about it here.

The price declines of West Hollywood homes and condos is greater than any of our neighboring cities.  According to Redfin data of median home prices over the past year West Hollywood -16.7%, Hollywood -11.4%, Beverlywood has seen a one year appreciation of 16.9%, Culver City +9.2%, Sherman Oaks +0.5%, the two year trend shows price increases in Santa Monica of 18.9%, and Beverly Hills has shows a two-year appreciation of 77% in their median home price to 3.7 million dollars touching a 5-year high.

The housing stock is not worth investing in. These condos are akin to purchasing a rent controlled apartment. Most of them were built prior to 1978. Most need major repairs and renovations, driving up the cost to HOAs which get passed on to new buyers. The prices are still too high to justify, not just in this market, but any. Most people will either continue to rent or purchase elsewhere.

Many WeHo condo were built in the 1970s and after 50 years, need updating and renovation. With the market so unpredictable under this Administration, coupled with California property taxes, it is tough to make a commitment to invest. The City needs to recognize that having a “progressive” reputation hardly makes up for the number of homeless people on our streets and numerous empty storefronts. The current City Council majority is totally disconnected from reality and lacks the self awareness to acknowledge that they don’t know a lot about the City they rule and how to approach the challenges we face.

The Holloway Motel and IHOP are now refuges for the homeless, and are City sponsored. I expect CVS to become another one eventually.

Steve, maybe you know this; who is responsible for cleaning the sidewalks around CVS? Is it the management of the store or is it the city? The sidewalks, bus stop, stairs and entry to the store are filthy! Can getting it cleaned be forced?

When you’re paying a $1,000,000+ for a home- a condo or house- you don’t want homeless sleeping in your yard, crapping in your yard (yep, I rent but it still counts). At my overpriced West Hollywood apartment building, there was literally a guy smoking from a crack pipe while bathing in the Jacuzzi every morning like it was his personal spa. The cops kept showing up but somehow never managed to catch him for weeks. The guy would scream violent, homophobic threats while—ironically—looking like he just left a Pride afterparty. One morning I actually saw him sitting in the Jacuzzi, puffing on his glass pipe, so I called the police. And guess who got the attitude? Not the guy with the crack pipe. Me.

The cost of living in West Hollywood is too expensive. When they raised low skill jobs to $30+ hr. (including benefits), cost of goods and services skyrocketed in our city…(as expected). Businesses closed, homelessness grew worse. Crime. Our “rainbow district” has turned into nothing but bars and clubs (and now pot shops). We used to have a diverse area there..no more. For the taxes we pay and the prices we pay for everything else…it’s hard to justify buying in this small city (and growing increasingly hard to justifying buying in this state..that’s why you’re seeing more people than ever moving… Read more »

People are reluctant to move to West Hollywood because of the out-of-control problem with vagrants and assorted scary people on the streets. A walk down Santa Monica Blvd. would be enough to scare anyone out of the area.

Reality ✅ California has the 4th largest economy on the entire planet, the rest of the United States would be on the same level as Afghanistan without it. Californians who left for Texas are now coming back in droves realizing what a mistake that was. Note that WeHo is mainly for Arts & Entertainment & doing a good job at it and, NOT an R&D research hub, so some people like me relocate for that.

Yes, the trend of people leaving California is reversing, with the state’s population growing again after a period of decline, particularly since 2023. We see increasing returns from people who previously left. The growth seen in other states is NOT from people leaving California but, small town USA turning into ghost towns.

Illegal aliens coming into California is not reversing the trend. No, we aren’t seeing a shitload of people who left coming back, except maybe the ultra wealthy politically connected types who can’t stand the uncultured people of Anytown USA where they moved so they wouldn’t be inconvenienced by COVID fascism and the Felonious George Floyd (who died of an overdose) riots. Even liberal people I know who left before then aren’t coming back unless they have millions in cash and assets and can take the hit of the “sunshine tax.”

E-commerce & Big Tech are significant factors impacting California’s small businesses and, the primary driver of small businesses leaving the state. High cost of doing business, including taxes, regulations, and housing, is the most-cited reason for relocation; these are less of a problem for large corporations whose presence is increasing. This might be a very dystopian future
