Today the weather in New York City’s Lower East Side neighborhood is 63 degrees and sunny, and the median price of a house (or coop/condo) is $1,980,888, about a third less than the $2.78 million that you’d have to pay in West Hollywood’s 90069 ZIP zone.
That’s according to Forbes magazine’s recently published 2015 list of America’s Most Expensive Zip Codes, which is based on an analysis of median home price data for 29,500 ZIP zones covering 95% of the country’s population.
But before you pack up and head East, be warned that the New York City temperature likely will slide to an average of 42 degrees in December and 36 degrees in January. And that 90069 ZIP zone includes the very pricey Bird Streets neighborhood in the hills just north of West Hollywood’s border.
Still, the fact that Forbes ranks the 90069 ZIP zone as the nation’s 59th most expensive lends some credence to those who complain that it is becoming increasingly impossible to buy a home in West Hollywood. Even the 90048 ZIP zone ranks No. 145 among those nearly 30,000 ZIP zones, with a median price of $1.85 million. The 90046 ZIP zone lags a bit behind, ranked at No. 171 with a median price of $1.66 million — still pricier than New York City’s Garment District (ZIP zone 10018) where the median price is a mere $1.64 million.
If you want to look at the positive side of real estate in West Hollywood, consider the price of a home in ZIP zone 94027 (Atherton, Calif.), which ranks No. 1 on the Forbes list with a median home price of $10.56 million. California ZIPs took three other spots on the top ten list. Woodside (94062) ranked No. 7 with a median price of $5.53 million, followed by Hidden Hills (91302), in 8th place at $5.074 million, and Hillsborough (94010), which ranked 10th at $4.95 million.
