The new Z-pizza located at 8943 Santa Monica Blvd.- just east of Robertson Blvd. is an exciting new venture for its owner David Faronof. The original Z-pizza was founded in Laguna Beach by Faronoff’s dad Sid and his business partner Suzie.

Z-pizza opened in West Hollywood in 1999 at its former location two doors east of San Vicente, next door to Fiesta Cantina. The rent at the old location had been increased to $16,000 per month by its landlord Monte Overstreet, so a decision was made to leave. The new location offers a fresh opportunity for Faronoff to put his ideas and concepts to work. The new landlord Joanne Nathan is also the landlord for Stache, and the property that houses Yogurt Stop, Hollywood Burger, and Kale Me Crazy.

“What makes the pizza crispy and great is that we hearth bake our pies on natural stone. We serve them in aerated tray that allow air to circulate from the bottom. “Airflow to lift it, that’s how you get the crispy, crispy crust,” said Faronoff. We use an organic tomato sauce base for our marinara. Our pepperoni is all-natural with no nitrates, and we use an award-winning cheese imported from Wisconsin. Our gluten-free pan pizza, “you would be shocked how good that is,” said Faronoff! We strike to use cleaner quality ingredients in all our food.”

The new Z-pizza also has a beer and wine license, and the menu has been expanded to include chicken wings, mozzarella sticks, and more.

So, what does Z-pizza stand for? “Back in 1985 when my dad and his business partner, Suzy, were going to open the first restaurant, it was before California Pizza Kitchen, and pizza was very standard fare. Suzy had a French accent which sounded like ‘zzzzpizza.’ My dad liked the sound of her accent, and it became Z-pizza’s name!

The customer at the next table overhears our conversation and chimes in…

“The pizza is really good,” – to a chorus of compliments from the others at the table. “It’s too good,” chimed in another patron, “it’s a slice of heaven.”

i think all west hollywood businesses should have rent control.. business people put their blood, sweat and tears, not to forget copious amounts of $$$$ into creating their businesses. then after several years the rent is arbitrarily raised have their to an absurd amount and so they have to leave. and then we have the enemy of every town and city – blight!!!

The new location is beautiful and the Works pizza I ordered last night was fantastic. Crisp and so fresh. I’d never been to ZPizza, I will be a returning customer from now on.

What was the old rent? Does anyone know?

Why does Monte Overstreet like to lose tenants constantly? Greedy landlords are damaging this city.

I can’t say for sure, but the last lease was most likely 10 years, so the new rent would be a significant increase. I do not think Monte readjusting lease rates to 2023 and beyond equivalents at the end of a long term lease is greedy, but sound business. His buildings have high occupancy overall and turnover, when leases come up, are very common.
